The best offer is not always the highest price. We lay every offer side by side: the price, what you net after credits, how strong the financing is, the contract deadlines and what the buyer is asking for. Then we negotiate for your price and your terms, and keep negotiating through the inspection and the appraisal.

What we do, step by step

  1. Every offer side by sidePrice, credits asked for, loan type, down payment, earnest money and every deadline in the contract.
  2. What each leaves you withYour net sheet for each offer, so you compare what you keep, not just the headline price.
  3. How sure each one isPre-approval letters checked, and the conditions that could let a buyer walk away.
  4. A counter that worksWe negotiate price and terms with the buyer's agent, in writing, on the timeline you choose.
  5. After the inspection and appraisalRepair requests and appraisal gaps negotiated with you before you answer.

The tools we use with you

Questions people ask

How do I compare offers on my house?

Look at what each offer leaves you with after credits and costs, how strong the buyer's financing is, the deadlines and any conditions. The highest price with weak financing can be worth less than a lower, surer offer.

What deadlines are in a Utah purchase contract?

The Utah Real Estate Purchase Contract has deadlines for the seller's disclosures, due diligence (inspections), financing and appraisal, and settlement. We explain each one before you sign.

What is earnest money?

A deposit the buyer makes to show they are serious. The contract says when it is refundable and when it is not.

Should I accept the first offer?

Not just because it is first, and not reject it just because it is first either. We compare it to the market and any other interest before you answer.

What happens if the appraisal comes in low?

The buyer and seller can renegotiate the price, the buyer can bring more cash, or, depending on the contract, the buyer may cancel. We go through your options with you.

Do you help buyers with offers too?

Yes. When we represent a buyer we write the offer, check the numbers and negotiate for the buyer through closing.
